Our Guide To Landlords Fees:
Our fee's and charges are not subject to VAT.  If this changes and we are required to charge VAT we will amend our Terms of Business accodingly.
 
Tenant Introduction   =   One Month's
Rent Collection          =    2 Week rent fee as the tenant introduction + 5% of
Rent Collected  
Fully Managed           =    2 Weeks rent fee as the tenant introduction + 10% % of
Rent Collected
 
Once we've found the perfect tenant for your property, we'll start preparing the tenancy agreement right away. To avoid any unwelcome surprises when it comes to signing the contract, here's a list of what you can typically expect to pay:
 
Comprehensive Mangement & Lettings Service includes:
 
  • Collection of rent & deposit
  • On-line management portal for tenants and landlords
  • Arranging and renewal gas safety certificates
  • Negotiate & implement rent increases in line with market rents, along with renewal tenancy agreements (including extentsions)
  • Property Inspections (to be negotiated per property)
  • Arrangement payment of rent and all necessary invoices including contractor payments
  • Processing of HMRC payments where necessary
  • Issuing documents in-line with current legislation
  • All tenancy packs are issued using DocuSign for an even speedier process
 
Lettings Service Only (including rent collection) includes:
 
  • Comprehensive marketing
  • Finding a Tenant
  • Obtaining references
  • (Collection of rent)
 
Comprehensive Management & Renewals Service includes:
 
  • Reassessment of current rent in accordance with prevailing market conditions
  • Negotiation of renewal including addition of new terms where necessary
  • Comprehensive renewal administration including issuing memorandum of renewal and arranging signature by both parties
  • Continuation of rent collection and arrears management.
  • Continuation of deposit holding service
  • Ongoing professional Management Service

  • Negotiation of renewal including addition of new terms where necessary
  • Comprehensive renewal administration including issuing memorandum of renewal and arranging signature by both parties
  • Continuation of rent collection and arrears management
  • Continuation of deposit holding service

  • Tenancy Agreement - £75.00
  • Gas Safety - £75.00
  • Gas Safety & Boiler Service - FROM £120.00
  • NICEIC - £170.00 + VAT
  • EPC - £75.00 + VAT
  • Pat Test - FROM £55.00
  • Legionnaires Risk Assessment - FROM  £75.00 + VAT
  • Smoke & Carbone Monoxide Alarms (supplied & fitted) Prices from £70.00
  • Inventory - Prices start from £145.00  depending on the property size including any outbuildings/garages
  • Property Inspections - 1st inspection included in the lettering fee  then these are charged at £35.00 + VAT thereafter
  • Issuing of Notices (non-managed properties only) £90.00
  • Court attendance as witness only £35.00 per hour
  • Penalty/Aborted tenancy charge - £150.00 + VAT
  • Tenancy Extensions  - One weeks rent
  • HMRC - Submission of quarterly returns for NRL Landlords - including in monthly management fee
