Finding a property:
We appreciate that moving homes can be an extremely stressful process; we aim to make it as straight forward as possible. By contacting us and telling us your property requirements we can recommend suitable properties. We advise to start looking a month before you wish to move. Our tenancies are granted for an initial term of 12 months, with a six-month break clause.
We cater to everybody's needs so we can arrange viewings at times to suit your availability, including evenings and weekends. Viewings are normally accompanied by a member of staff, who can give advice and answer any questions you may have.
Reserving the property
Once you have decided on a property, you will need to reserve it by paying a 'holding deposit' of £300.00. Assuming that the tenancy goes ahead, this will be deducted from the monies due before you move in. If the landlord declines to grant the tenancy, it will be refunded. However, the deposit will be forfeit if you decide not to proceed for any reason, or if you fail to provide complete and accurate information in your application.
BEFORE YOU MOVE IN:
Tenancy set up fee (Tenants Share) £150.00 per tenant
Referencing up to two tenants (identity, immigration and visa confirmation, financial credit checks, obtaining references from current or previous employers / landlords and any other relevant information to assess affordability) as well as negotiation and agreeing terms.
Tenancy Agreement: £120.00 per tenancy
Contract negotiation (amending and agreeing terms) and arranging the Tenancy Agreement
Guarantor Fee: £150.00 per guarantor (if required)
Covering credit referencing and preparing a Deed of Guarantee as part of the Tenancy Agreement.
Permitted Occupier Fee: £50.00 per permitted occupier
Explaining to any permitted occupier their rights and responsibilities towards the named tenant(s) and landlords as well as the provision of documentary guidance and assistance during the tenancy.
Security Deposit: Equivalent too minimum one month's rent or DSS tenants 6-week deposit
To cover the risk of property damage or loss to the landlord. This will be protected in a Government authorised scheme and may be returned at the end of the tenancy
Pet Deposit: (Per Tenancy) Returnable additional security deposit of 2 weeks
To cover the added risk of property damage. This will be protected with your security deposit in a Government authorised scheme and may be returned at the end of the tenancy.
DURING THE TENANCY:
Tenancy Amendment Fee: £100.0
Contract negotiation, amending terms and updating your tenancy agreement during your tenancy.
Renewal Fee: £100 (Shared Accommodation/Room let £50)
Out of office fees: £100
Where actions of the tenant results in the agent (or the contractor) attending to the property, time to remedy the situation is charged at the hourly rate.
Unpaid Rent/returned cheques: £35.00 each reminder letter.
Professional end of tenancy cleaning:
A professional deep clean is undertaken at the end of each tenancy, up to 10% may be added to the below fees where a carpet clean is required. Each end carpet clean is individually priced at the end of the tenancy
ENDING YOUR TENANCY:
Check-Out Fee: £100.00 Per Tenancy (payable in advance at the start of the tenancy)
An inventory provider to attend the property at the end of the tenancy, once keys have been returned to check the schedule and condition report, prepared at the start of the tenancy.
Future Landlords Reference: £25.00 (inc VAT) Per reference request
Collating information and preparing a reference for a future landlord or letting agent.
We will not charge you a future landlord reference fee.
We will prepare the reference for your future Agent or landlord.
Lost Security Items: £40.00 per security deposits for collection of management keys.
To cover the cost of call-out ONLY of a of locksmith to change locks, if keys are not returned and subsequently lost. Tenants will be responsible for the cost of any lock change as a result of losing and not returning management keys.
Rents are normally quoted calendar monthly, and payable monthly in advance. The tenant is usually also responsible for Council Tax, Water Rates, Gas, Electricity and Telephone costs. All rents are payable by bank standing order to our company bank account.
A security deposit of a minimum of a minimum of one month's rental is required. Please be advised that dependent on the property, you may be asked to pay a 6-week deposit. This deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be informed of which protection scheme is utilised. The deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement.
Please note that under no circumstances can your deposit be used to pay the rent.
